Owning a home in Sanremo is an opportunity: a seaside town that attracts visitors all year round, with the Festival, the harbour and an international clientele. But turning it into a steady income through short-term rentals is real work: listings, pricing, check-ins, cleaning and legal obligations. A property manager does exactly that: they handle everything for you, so your home earns without you having to think about it.

What a property manager actually does

A good property manager looks after the property from start to finish: they create and optimise listings on the platforms (Airbnb, Booking and beyond), set prices day by day, reply to guests in several languages, organise check-in and check-out, coordinate cleaning and linen changes, handle minor maintenance and keep an eye on reviews and quality. In practice, they replace a full-time job with a professional service.

The paperwork: CIN, taxes and obligations (we handle it)

Short-term rentals in Italy are now a regulated sector. Since November 2024 every tourist property must have a CIN (Codice Identificativo Nazionale, the national identification code), displayed outside the building and included in every listing; gas and carbon monoxide detectors and compliant fire extinguishers are also required. On top of that come reporting guest details to the Questura (the local police headquarters), the municipal tourist tax and the correct taxation of rental income (cedolare secca, the flat-rate rental tax, or the ordinary regime). These are important obligations, with penalties that can reach several thousand euros per property if something is not in order.

The good news? With a professional manager you do not have to deal with any of it: we take care of it, from applying for the CIN to the day-to-day obligations. This article is for information only and is not a substitute for tax or legal advice: we will help you get clarity on your specific situation and, if needed, put you in touch with the right professionals.

Dynamic pricing and visibility on the platforms

The right price is not a fixed number: it changes with the season, events and demand. In high season and during the Festival it can go up; in quiet periods it pays to fill the calendar with more competitive rates. A property manager uses dynamic pricing tools and publishes the property on several channels at once, maximising occupancy and revenue without you having to check the platforms every day.

Welcoming guests, cleaning and caring for the property

Reviews are built on details: a punctual check-in, a clean, fresh-smelling home, quality linen, a quick reply to every request. All of this needs a team on the ground. Having people in Sanremo who handle welcomes, cleaning and the occasional hiccup means happy guests, more 5-star reviews and a property that stays in excellent condition over time, protecting your investment.

Why Abitare

Abitare is a hospitality and technology company founded in Sanremo: more than 200 properties managed since 2019, over 80 apartments, around 2,000 check-ins a year, an in-house laundry and a local team.

Everything runs through Abitare OS, the platform we work on: dynamic pricing every day, publication on Airbnb, Booking.com, Vrbo, smaller portals and our direct website, with calendars and prices kept in sync by a channel manager, online check-in with identity verification, and automatic tax handling as withholding agents. In the owner app you see live bookings, income and a monthly statement; the bank transfer arrives by the 15th.

You hand us the keys, we take care of the rest. Get an estimate with the income calculator or book an appointment.
