Who we are
The website is run by ABC SRLS, brand «Abitare Affitti Brevi», registered office Via Padre Semeria 25, 18038 Sanremo (IM), VAT number 01783410085, REA IM-237034, certified email abcsrls2023@pec.it.
We manage short-stay homes on behalf of their owners in Sanremo, Bordighera, Ospedaletti and the surrounding area.
Direct bookings on the website
When a home has the «Book» button that leads to our checkout, you can book and pay for it directly on the website. The accommodation contract is with ABC SRLS, which manages the home on behalf of the owner and is your only point of contact. This is how it works:
- choose dates and guests (with the children's ages) and you immediately see the final total price, item by item;
- enter your details, then read and accept the booking terms and the cancellation policy;
- press «Pay securely»: the dates stay held for you for 20 minutes and you move on to Nexi's payment page;
- the booking is concluded when the payment is authorised: you immediately receive the confirmation and receipt by email.
If the payment fails or the time runs out, the dates are released and you are not charged anything.
In rare cases the same home may be booked at the same moment on another channel. If this happens after your payment, we tell you straight away, refund the full amount to the same card at no cost, and help you find an alternative if you want one.
Payment
For direct bookings you pay the full amount upfront, in euro, when you book.
Payment is made on the secure Nexi XPay page, a service of Nexi Payments S.p.A., with credit and debit cards from the main networks and, if your device supports them, Apple Pay and Google Pay. Your bank may ask you to confirm the payment with 3D Secure.
Only Nexi receives and processes your card details: they do not pass through our website and we do not store them. From Nexi we receive only the payment outcome and the data needed to reconcile it.
If you need an invoice, ask for it before arrival and give us your billing details.
Cancellation and right of withdrawal
For direct bookings on the website, the following cancellation policy applies; it is also shown at checkout before payment:
- free cancellation up to 30 days before arrival (by 23:59, Italian time, on the thirtieth day before the arrival date): we refund the full amount to the same payment method;
- after that, the booking is non-refundable, including in case of no-show or early departure;
- if you book less than 30 days before arrival, the booking is non-refundable from the start: the checkout tells you before payment.
To cancel, write to abcsrls2023@gmail.com or to the guest support contact shown in your confirmation. How long the refund takes to appear depends on your bank.
Right of withdrawal. The 14-day right of withdrawal for distance contracts does not apply, because this is an accommodation service for specific dates (Art. 59(1)(n) of the Italian Consumer Code, Legislative Decree 206/2005). The cancellation terms above apply.
If you want to change your dates, write to us: we're happy to do it when the home is available, at the price for the new dates.
Stay requests
For homes without instant booking, or if you have questions, you can send us a request: it is not binding and costs you nothing.
- we reply with a quote showing the total price, payment terms, cancellation terms, check-in and check-out times and house rules;
- the booking is confirmed only when you accept the quote in the way and within the time it states, and receive our confirmation.
Until it is confirmed, the home is not held: the dates may be booked by others. If the quote and these terms differ, the quote prevails.
If the «Book» button takes you to our external booking system (Smoobu), the payment and cancellation terms for that booking are shown there.
Prices
Prices are in euro. For direct bookings on the website, the total you see before paying is the final price: it includes the nights, final cleaning with linen and the tourist tax, which we collect and pay to the town. There are no other costs.
If you book directly on the website, you get a 10% discount on the nights compared with the prices published on the platforms, already included in the total and shown as a separate line.
For stay requests and bookings on the external system (Smoobu), the tourist tax, when due, is not included: you pay it separately at online check-in.
Prices change every day depending on dates, season and availability: the price that applies is the one you see at checkout when you pay (if it changes while you're filling in the form, we tell you before you pay) or the one in the quote, valid until the stated expiry. If the website shows an obvious pricing error, we'll tell you before any confirmation.
Bookings made on other platforms
If you book one of our homes on a booking platform (for example Airbnb or Booking.com), that platform's terms apply to payment, cancellation and refunds.
During your stay
- Before arrival every guest completes the online check-in with a valid identity document: the law requires us to report guests' details to the police.
- Only the people named in the booking may stay in the home.
- Please respect the house and building rules, the neighbours and quiet hours.
- Report any damage straight away: it helps us fix things quickly.
Use of the website
You can use the website to find information, search for a home and contact us. You may not:
- send false requests, spam or unlawful content through the forms;
- automatically copy the website or its data (scraping) without our written permission;
- try to bypass security measures or overload the service.
We may block requests that break these rules.
Intellectual property
The website's texts, photographs, illustrations, graphics and code belong to ABC SRLS or their respective authors and are protected by copyright. «Abitare Affitti Brevi» is a trademark of ABC SRLS. «Abitare OS» is software owned by Federico Aresio and licensed for use to ABC SRLS.
You may quote short extracts with a link to the page. For other uses, write to us: press materials are on the dedicated page.

We take care over the information on the website, but it may contain inaccuracies: the features of each home are confirmed in the quote. Guides are for information only: third parties' times, prices and rules may change.
Links to third-party websites are provided for convenience: we are not responsible for their content.

Governing law and jurisdiction
These terms are governed by Italian law.
If you are a consumer, any dispute falls under the court of the place where you live, as provided by the Italian Consumer Code, and the mandatory protections of the law of your country remain unaffected. In all other cases the Court of Imperia has exclusive jurisdiction.
Changes
We may update these terms. The version in force is always the one published on this page, with the date at the top. Bookings and requests already made remain governed by the terms and booking conditions in force (and accepted) at that time.
