By the 15th of each month you receive the bank transfer for the previous month, with a line-by-line statement: income, fee, cleaning, withholding tax. The same statement is in the app, with the documents for your accountant.

FAQ

The questions everyone asks.

How much does management cost?

The Abitare fee is 30% + VAT (22%), calculated on net income: the nights only, without final cleaning and tourist tax, after the 21% withholding tax and the portal's commission with its VAT. No fixed fee and no set-up cost: if the home earns nothing, you pay nothing.

When do I get paid?

By the 15th of each month, by bank transfer, for the previous month. You also get a line-by-line statement, which is in the app too.

Who handles the taxes?

We do, as withholding agent: we withhold and pay the 21% tax and send you the CU certificate at the start of the year. We also handle tourist tax, police registration and CIN.

Can I use my home whenever I want?

Yes. Block the dates you need and the calendar updates on every channel.

How do I know who's in my home?

Every guest checks in online with identity verification before arrival and is registered on Alloggiati Web. In the app you see who's there and until when.

Who cleans and changes the linen?

Our teams, after every stay, with a checklist. We wash and sanitise the linen in our own laundry, with quality control and reliable timing. Where applicable, the guest pays for the final cleaning.

Which areas do you cover?

Today we have homes in Sanremo, Bordighera, Ospedaletti and San Lorenzo al Mare. On request we cover the whole Riviera dei Fiori, from Imperia to Ventimiglia, including Arma di Taggia, Vallecrosia and Camporosso: if your home is there, put it forward.

What if one day I want to sell?

Through our Abitare estate agencies (abitare.im). We have sold many of the holiday homes we used to manage: their booking history gave buyers more confidence.
