If you live abroad

What it means for you, in plain words.

Owning a holiday home in Italy comes with Italian rules: tax, registration codes, guest reporting, tourist tax. Here is what we do, and what is left for you.
  • Italian tax, deducted at source

Income from renting a home in Italy is taxed in Italy, also if you live abroad. As withholding agents we deduct 21% from the nights and pay it to the Italian tax office for you. Each year we send you the CU (Certificazione Unica), the Italian annual tax certificate, together with the monthly statements.

  • Cedolare secca, in short

The cedolare secca is Italy's flat-rate tax on rental income, and non-residents can choose it too. The 21% we deduct is an advance on it. How to declare the income in your country depends on your situation: your tax adviser decides, we give them all the documents.

  • CIN and guest registration

Every holiday let in Italy needs a CIN, the national identification code, shown in the listings and at the home. If you do not have one yet, we apply for it with you. Guests check in online with identity verification and we register them with the police (Alloggiati Web), as the law requires.

  • Tourist tax: not your problem

We collect the tourist tax from guests and pay it to the Comune. It never goes through your accounts and you have no forms to fill in.

  • See everything from afar

In the owners' app you see each booking as soon as it comes in, your income, the monthly statement, your documents and the comparison with last year. No need to call.

  • Paid in euros, wherever you bank

Bank transfer on the 15th of the month after check-out, to your account in Italy or abroad, with the statement line by line. Questions? Write to us in English on WhatsApp or by email.

What we do

What we do for your home in Ospedaletti.

Tourist tax in Ospedaletti

In Ospedaletti the tourist tax we apply today is €1.50 per person per night. We collect it and pay it to the Comune: it is not your income.

Linen washed and sanitised by us

Sheets and towels go through our in-house laundry, not an outside supplier: we check the quality before every changeover and always know when the linen is ready. After every stay our teams clean the home from top to bottom.

Owners abroad: questions

Holiday rental management in Ospedaletti: questions.

I live abroad. Can you manage my home without me being there?

Yes. Guests, cleaning, linen from our own laundry, maintenance, tourist tax and Italian tax: our team on the Riviera takes care of it. You follow everything in the owners' app and receive the bank transfer by the 15th of each month.

Do I pay tax in Italy if I am not resident?

Yes: income from renting a home in Italy is taxed in Italy. We deduct 21% from the nights and pay it to the Italian tax office as an advance on the tax; many owners choose the flat-rate cedolare secca, which is open to non-residents too. Each year we send you the CU (Certificazione Unica), the Italian annual tax certificate, together with the monthly statements. How to declare it in your country of residence depends on the tax treaty: ask your tax adviser.

How much does it cost?

No fixed fee and no set-up cost: our commission is a share of what your home earns. Every item, with a worked example, is on the ‘How the accounts work’ and ‘Costs’ pages.

Where do you list my home?

On Airbnb, Booking.com, Vrbo, smaller platforms and our own website, with calendars and prices synced by the channel manager. We update prices every day.

Can I still use the home myself?

Yes. Block the dates you need in the app and the calendar updates on every channel.

Can I speak to you in English?

Yes. Write to us on WhatsApp or by email, or call +39 0184 189 1740. We answer guests in English, French, German, Spanish and Italian.
