The Abitare fee is 30% + VAT (22%), calculated on net income: the nights only, without final cleaning and tourist tax, after the 21% withholding tax and the portal's commission with its VAT. If the home earns nothing, you pay nothing.

Neither monthly nor yearly. If the home stays empty, you owe us nothing.
No set-up cost
Visit, photos and going online aren't charged separately.
No app fee
The owner app is included for as long as we manage your home.

How much is the fee?
30% + VAT (22%). It is calculated on net income: the nights only, without final cleaning and tourist tax, after the 21% withholding tax and the portal's commission with its VAT. Every step is explained in “How the numbers work”.
Are there fixed or set-up costs?
No. No monthly or yearly fee and no set-up cost. You only pay the 30% + VAT fee on net income.
Who pays for cleaning?
Where applicable, the guest pays for the final cleaning with the booking. You see every item in the statement.
And repairs?
We coordinate them. Parts and tradespeople are paid by you and appear in the statement, with the receipt.
When do I get the transfer?
By the 15th of each month, for the previous month's income, with a line-by-line statement.
