Holiday home management in Sanremo: why rely on a property manager

Owning a home in Sanremo is an opportunity: a seaside town, a year-round destination, with the Festival, the marina and an international clientele. But turning it into steady income through short-term rentals is real work — listings, pricing, check-ins, cleaning and paperwork. A property manager does exactly that: handles everything for you, so your home earns without you having to think about it.

What a property manager really does

A good property manager looks after the property from start to finish: they create and optimise listings across portals (Airbnb, Booking and more), set prices day by day, reply to guests in several languages, organise check-ins and check-outs, coordinate cleaning and linen changes, handle minor maintenance and keep an eye on reviews and quality. In short, they replace a full-time job with a professional service.

The paperwork: CIN, taxes and obligations (we handle it)

Short-term rentals in Italy are now a regulated sector. Since November 2024 every tourist property must have the CIN (National Identification Code), displayed outside the building and included in every listing; gas and carbon-monoxide detectors and compliant extinguishers are also required. On top of this come reporting guest data to the police authority (Questura), the municipal tourist tax and the correct taxation of rental income (flat tax or ordinary regime). These are important obligations, with penalties that can reach several thousand euros per property in the event of irregularities.

The good news? With an agency you don't have to deal with any of it: we take care of it, from applying for the CIN to the day-to-day obligations. Dynamic pricing and visibility on the portals

The right price isn't a fixed number: it changes with the season, events and demand. In high season and during the Festival you can push it up; in quiet periods it's better to fill the calendar with more aggressive rates. A property manager uses dynamic-pricing tools and lists the property across several channels at once, maximising occupancy and revenue without you having to check the portals every day.

Hospitality, cleaning and care of the property

Reviews are built on details: a punctual check-in, a clean and fresh home, quality linen, a fast reply to every request. All of this requires a team on the ground. Having people in Sanremo handling welcome, cleaning and small mishaps means happy guests, more 5-star reviews and a property that stays in great shape over time, protecting your investment.
