Terms and Conditions

1. Subject

These terms govern bookings of short stays in the accommodations managed by ABC SRLS ("Abitare Affitti Brevi") made directly through this site and its booking engine. By making a booking, the guest declares that they have read and accepted these terms.

2. Booking and payment

The booking is confirmed once we confirm it and, where applicable, payment is made. Prices are shown for the entire stay in the displayed currency and may include cleaning costs or other surcharges, shown before confirmation. Any municipal tourist tax, if due, may be collected separately under the rules of the Municipality of Sanremo.

3. Cancellation policy and changes

Unless otherwise stated at the time of booking, the following cancellation policy applies, calculated from the scheduled arrival date:

• Cancellation up to 30 days before arrival: full refund of the stay amount.
• Cancellation less than 30 days before arrival or no-show: no refund.

Any down payments or deposits indicated as non-refundable at the time of booking will not be returned. To request a cancellation or a change of dates, the guest must contact us as soon as possible by email, phone or WhatsApp: we will do our best to accommodate based on availability.

4. Check-in and check-out

Indicative times are: check-in from early afternoon and check-out in the late morning. The exact address, times and instructions are communicated before arrival. On arrival, a valid ID may be required for the guest registration required by law.

5. House rules

The guest undertakes to use the accommodation with care, to respect the neighbourhood and night-time quiet, not to exceed the maximum number of guests indicated and to observe any prohibitions (e.g. parties, smoking or pets, where not allowed). Any damage caused during the stay is the guest's responsibility.

6. Security deposit

For some accommodations or periods a security deposit may be required to cover any damage. If applicable, the amount and method are communicated at the time of booking and the deposit is returned after check-out, less any deductions for damage or rule violations.

7. Liability

ABC SRLS is not liable for events beyond its control (force majeure) or for the loss of or damage to the guest's personal belongings. If, due to exceptional causes, the booked accommodation is unavailable, we undertake to offer an equivalent accommodation or to refund the amount paid.

8. Privacy

Personal data is processed as described in the Privacy & Cookie Policy.

9. Applicable law and jurisdiction

These terms are governed by Italian law. For any dispute, the court of the place of residence or domicile of the guest, if a consumer, has jurisdiction, in accordance with applicable legislation.
